Chris Shine
Chris Shine is Positive Real Estate’s Property Investment Coach for the South Queensland region, covering an area extending from Ipswich through Toowoomba to the South and South West of the state. He also supports Duncan Buchanan, Head Coach Queensland/NT across other regions of Queensland, including Brisbane.
Ask Chris what satisfies him the most – deep down – about investing and his strong, competitive spirit comes to light when he replies “Getting it proved right after trying your hand against the risks that it may not go right.”
It’s this same competitive spirit, as well as a genuine pleasure in the success of his clients that drives Chris as a property coach. He enjoys using his skills and experience to empower his clients with the knowledge they need to succeed at property investing.
Chris has been an active property investor throughout his working life, owning properties in Perth, Darwin, Brisbane, Melbourne and the Toowoomba region in Queensland (where he now lives). He bought his first investment property in Perth and learned some hard lessons about cash-flow management and market growth cycles!
Undaunted by an early set-back, Chris gained tremendous experience and has enjoyed a very successful property investment journey over 25 years, employing the full range of strategies taught in the Positive Real Estate mentoring program.
As an investor, Chris has purchased and held inner city apartments off the plan, bought and sold houses and units in growth areas, built units and houses on vacant land and renovated both investment properties and his own home several times. He has also subdivided property and built homes, removed houses to new sites – re-fitting them as rentals and worked to strata title and also amalgamate units with realigned boundaries.
Chris is an active investor and his current project involves redevelopment of a block of 1960′s units, which includes renovations and subdividing vacant land. He is constantly on the look out for good property to tuck into a self-managed superannuation fund. As Chris says:
“Along the way, I have owned some 20 different properties, using the strong job security offered by my professional career to leverage into property over time. I have always used good real estate agents for property management, understood and applied the tax laws for improving cash-flow and mostly used interest only finance to maximise my borrowings to create a portfolio of diverse property types.
I have now twice paid down a home mortgage to zero (including my current home) and see property investment as a vehicle for challenge, enjoyment, family benefit and funding of my eventual retirement. As well, I have found successful property investment contributes to my professional confidence and sense of self-worth and it has definitely helped me to create an optimistic, grateful and positive attitude towards life. These are pretty good investment returns to have on top of the numbers.”
A 1985 graduate of the Royal Military College, Duntroon Chris learned and used a range of disciplines in the planning and conduct of military operations as well as the training of other Army officers during his military career.
As an Australian Intelligence Corps officer, Chris analysed situations and processed information to present ideas and advice to decision-makers on a daily basis. He successfully worked in this key area, either as a team member or as a team leader and then senior officer, advising Army commanders depending upon the task at hand.
Chris served in most Australian states and capital cities as well as overseas in East Timor and Iraq when the Australian Army was involved in overseas actions in 1999 and 2004 respectively. Chris also headed up the project design and programming of a significant defence information technology capability, serving in a position for three years in Defence Headquarters, Canberra.
While a professional military officer, Chris gained Bachelor (Honours) and Masters level degrees and also completed a Graduate Diploma in Business Administration.
After a distinguished, 25 year Australian military career, and before joining Positive Real Estate, Chris was a project manager and capability designer in an engineering consultancy role in the defense and utilities sectors for four years.
He also worked for a short time in business banking with one of the “big four” banks, gaining experience from the lender’s side in the areas of commercial and property loans.
As a coach, Chris’s real joy and driving passion comes from the successes and new horizons that his clients open up for themselves, as they pursue their goals and dreams through property investment. Rather than the starting point, it is the many small joys in the journey of becoming that enthuse and motivate Chris as a coach of Positive Real Estate clients.
