WA Head Coach – Lifetime Mentoring Program
When it comes to all things property, Western Australia’s Head Coach David McGuiggan is thoroughly immersed in it. David first joined Positive Real Estate’s mentoring program in 2006 after attending the organisation’s One Day Workshop and playing the highly reputable Property Game. The Property Game was instrumental in combining years of knowledge gained from acquiring his then property portfolio; along with the various courses, seminars and workshops he attended, and books he had read on property investing. David believed it was the culmination of all these activities that ultimately shone the light on “how investors can safely and effectively build a multiple property portfolio in a variety of markets.” A concept David whole-heartedly shares with his clients today.
It was actually after reaching 5 properties, David and his wife, Indra, came across their first major hurdle – finance. They were faced with the imposing question, “How to get more funding in order to move forward and buy more properties?” Thankfully, with the help of the Positive Real Estate Mentoring Program, David and Indra found out what cross- collaterisation meant to them as property investors. They discovered how to break the banks hold over them and successfully move forward. Within 12-18 months they had tripled their portfolio simply by using the strategies taught through the Mentoring Program, the regular one-on-one coaching sessions and the monthly workshops.
Two years on, David was approached by the founders of Positive Real Estate to take the company to his home state of WA. Up until this point David had built a very successful career in the FMCG industry, having worked for two large multi-national corporations, Coca-Cola Amatil and Nestle Australia. In the end, his love and passion for property was too strong, so he made the decision to pursue property investing on a full-time basis. David’s time spent working for two of the world’s largest organisations, has given him a wealth of skills, tools and experience he regularly puts into practice when investing in real estate and working with his clients to achieve their desired goals.
David has a Bachelor’s Degree in Finance and Marketing and has also undertaken the necessary qualifications to enable him to write mortgages. These qualifications, along with his property and work experience are valuable resources he regularly draws upon when developing personalised property investment strategies for his clients. His understanding of the intricacies of lending is also extremely beneficial in ensuring his clients obtain the right loan to suit their individual situation and personal objectives.
Today, David deals with clients right across Western Australia, from the far reaching places of WA’s north such as Karratha and Port Hedland, to the east of Kalgoorlie and south of Albany. He also has a handful of internationally-based clients. Through modern day technologies such as Skype and email, David is able to be in contact with these clients on a monthly basis, allowing them to build their portfolios from the other side of the world, an activity which may not have been previously possible.
David’s clients use the 6 main strategies taught through Positive Real Estate to achieve wealth. Two clients are expected to achieve $150,000 in their current sub-division deals. Another client, who truly loves renovation, achieved a $40,000 gain in capital growth over a 6 month period, before even touching the property as the sheer rental return made it neutrally geared. A strategic decision was made to hold off the renovation and utilise the funds elsewhere, before returning to renovate in 12 months time.
David’s real joy comes from helping his clients achieve their ultimate dreams and goals, using property as the vehicle. By helping his clients build their property portfolios, they are then positioned to ultimately have a genuine opportunity to fully achieve the dreams they wish to pursue.
